Artesian Springs Apartments (Phases I and II) is a newly constructed, 244-unit family mixed-income development in Salt Lake City. It is located just two blocks from the Interstate 15 corridor, within walking distance to the 4500 South TRAX Station and just a five-minute drive to the newly renovated Fashion Place Mall. Set aside are 21 units for veterans, 12 units for physically handicapped persons, and five units for formerly homeless households. The property’s LIHTC units have an average rental rate advantage of 46%. Phase I and Phase II each consist of a single five-story mid-rise residential building with common area space on various floors. Common area amenities include elevator service, a secured parking garage, a community room, business center, fitness center, on-site management office, and courtyard with a playground and picnic area. The total cost of the development is $21 million, with Raymond James investing $11 million.
